#### Chimney Flashing 101
Roofer Mike gets into the finer points of chimney flashing .  As is the case with roof repair in general, the devil is in the details.

There are a lot of chimneys on South Florida homes, as counter-intuitive as it may seem.  As a consequence they account for a significant number of roof repair calls in Miami. Like roof leaks in general, leaks around the chimney are almost always attributed to workmanship of the metal flashings. We advocate a total rebuild over fixating on the leak area which only invites future problems. Kinda’ like fixing a flat when all your tires are bald.

We tear out everything on all four sides, right down to the wood deck. If necessary we install a “cricket”, a structural feature which transfers water from one area to another. By Code all chimneys more than 30” wide require a cricket to allow water to flow freely around it.

The chimney is treated the same as a complete roof replacement once all rotten wood has been replaced . The area is dried in with 30lb felt. By Code all metal flashings must be fabricated from 26 gauge galvanized sheet metal. Wall flashings must be a minimum 4” X 5” but we favor 5” X 7” for a bigger and better flash.  Cutting and bending the metal while setting individual pieces in flashing cement as they are nailed in place requires precision.

 Don't Use Cheap Roofing Materials

We use top grade modified roof cement on all roof repairs and replacements.  Regular roof cement dries out and shrinks faster. The flashings are then coated with asphalt primer to ensure good adhesion to the underlayment. It is truly amazing how many chimneys fail after 10 or 15 years because of cheap roof cement and/or the absence of primer. Note:  When working within a half mile of salt water all flashings must be upgraded to aluminum, stainless steel or copper.

Stucco-stop flashes over the wall flashing and also requires a professional skill set, particularly when mitering corners. It is usually attached to the masonry with 1 1/4” drive pins and sealed with a thick bead of calk across the top. Chimneys built with stucco over wire mesh and plywood require cupped washer-screws. We see many of these caulk beads fail and cause leaks. So, we also apply caulk to the back side of the flange where it meets the wall to achieve a 100% seal. We exceed Code on this. We do not use cheap caulking from the big orange box, similar to our thinking about roof cement and materials in general.

#### Clay Tile Roof Repair in Miami Lakes
Roofer Mike takes us to a Miami Lakes roof repair involving the total reconstruction of a twenty foot valley.

This clay tile roof repair in Miami Lakes  involved rebuilding the entire valley as it had multiple leaks showing in the home's interior. There was some rotten plywood at the bottom and middle of the valley which was replaced along with minor truss repairs. The entire area was dried in with 30 lb felt and all new flashings were installed. The leak at the bottom was caused by a missing piece of flashing.

New valley metal was then set in roof cement at the nail line. Unsealed nails were part of the problem in the middle.  All metal flashings and surrounding existing underlayment were coated with primer for good adhesion. We have been using Tarco PS200 ht tile roof underlayment after checking out the various brands available. It's a bit more expensive than most but the extra toughness is well worth the cost. After installing the tile underlayment it's simply a matter of replacing the clay tile. We have a great tile crew that comes in to finish these clay tile roof repairs and they simply do a better job aesthetically than most roofers. It's what they do. The hard part for me is finding roof tiles in the salvage yards that match.

Our Workmanship Warranty

This job is typical of the work Roofer Mike Inc does on a regular basis in South Florida. Once we determine the existing roof is in good enough condition to withstand the stress of the repair we describe the repair in detail to the owner and explain our workmanship warranty. Our warranty is a sentence near the bottom of every contract, not a full page of fine print "legalese". It simply states the roof is warrantied against workmanship defect. If the roof leaks in the repair area during the warranty period and it is our fault, we fix it - free.

#### Commercial Roofing Miami Style
Commercial roofing in Miami requires tough, well designed systems for the stress they endure.  Poor design will usually lead to another topic - commercial roof repair.  Literally any roof on a business is considered commercial. Many banks are going with tile or metal these days, for example.  You will see all types of mansards on the front of strip malls but behind them the rest of the buildings are flat. Flat roofs, aka low-slope roofing systems, are most common for these types of buildings. A little bigger and we're talking about warehouses, big box stores, office buildings and high rises.

What Causes Commercial Roof Failure in Miami?

Human Error. We can stop there. Anything besides a Cat 5, tornado, vandals or old age can be avoided by experienced roofers installing a well designed system with full time supervision. We'll go through the excuses/causes cited by others in a minute. Bottom line is, for us, if a roof fails it's Roofer Mike's fault.

WORKMANSHIP -  We see it all the time on commercial roof repairs.  If a roof leaks long before it reaches its useful life expectancy it's usually because somebody made a mistake up there. Material defect or bullets would be exceptions. Workmanship errors happen. Roofers are human. But errors can be minimized with training and supervision. I put our crew and foreman up with anybody. There is always one of us on that roof. Whether it's a hot mop BUR, TPO, roof coating app or repair the main thing is having competent people up there.

POOR DESIGN - These roofs face major challenges from South Florida's brutal sub-tropical climate. The #1 cause of commercial roofing failure down here in Miami is thermal stress. That is the daily expansion and contraction of a material due to constant temperature changes. In July an average BUR roof can be 140-160 degrees by 2pm and drop down to 80 degrees in minutes with a pop-up thunderstorm. The same thing happens every day even without rain when the sun goes down, just not as suddenly.
A BUR with a good design will not just be fiberglass and hot tar. A modified bitumen inter-ply sheet (GAF Ruberoid20) gives the system flexibility.  Proper maintenance of the reflective cap sheet or a timely elastomeric roof coating application goes a long way toward extending roof life.

PONDING WATER

Poor design can also cause water to pool on the surface. Water weighs a lot so the problem gets worse as time goes on. Roofing material can fail prematurely if the roof does not meet the Miami-Dade 48 Hour Rule. Any water still on the roof after 48 hours is considered excessive ponding. We consider that too generous and design our insulated systems to dry within 24 hours.

Flat Roof Drainage & Roof Coating Apps

    Tapered Insulation: We recommend a minimum of 1.5 inches of insulation to provide greater R-value and create a slight slope. This stops excessive ponding.  We often use sloped insulation for commercial roof repairs.
    Elastomeric Roof Coatings: We excel in the application of elastomeric roof coatings. Acrylics, water-based, solvent-based, silicon, polyurethane . . . whatever suits conditions and whatever you are trying to do.  Roof coatings reflect solar radiation, cool the building,  lower AC bills and extend AC equipment life while also extending the life of the roof.
Roof coatings can also be very effective in some repairs; reinforcing seams with 4" polyester fabric, for example. Solving problems and finding roof leaks on commercial roof repairs in Miami really comes down to experience. So many  leaks occur at flashing details, AC equipment, in-roof drains and scuppers.
Water travels differently when a  roof leaks on a wooden structure, light-weight concrete, structural precast slabs or corrugated steel, etc. Is there trapped water associated with a leak area? Does the fix require a 2-way vent? On and on . . .

#### Concrete Tile Roof in Miami
After roofing Miami homes for over twenty years one develops preferences based on experience regarding which roof tile are better, stronger, more energy efficient or prettier. We may even be so bold as to suggest a roof tile to a client if they are at all in doubt. Some customers know what they want - and some don’t . . .

This concrete tile roof in Miami Springs tried my patience and, looking back, there really was no choice but to be patient. In that regard I did well, hopefully. If a client, we’ll call her Babs, needs a month or so to choose a tile and color then, by golly, I should be able to chill out and do something else until she’s ready. Actually, at first, I really did try to be helpful .

To experienced Miami roofers, over the years, certain types of tile roofs stand out as being superior for one reason or another. Babs had 9” flat concrete tiles – Spanish Red.  Flat tiles allow the most rainwater to pass through to the underlayment and are the weakest as far as walking on them and resisting impact. I prefer full barrel tiles as they allow the least amount of water to pass through. They also add “texture”, if you will, to the look of the home. Double-S tiles are slightly stronger but I don’t like their appearance – that’s just me. If you like Spanish Red that’s fine but it is dark and, therefore, not at all energy efficient. I am ALL about efficiency and if I had my way all roofs would be white, get your color somewhere else. I’m only half-kidding. Well, after some discussion along these lines Babs decided she liked the flat tile. But she was unsure of the color – maybe greeen - and could she see some samples?

Samples? OK !!!

Well, I will bring samples of one or two or even three tiles when a client has whittled her choices down. We weren’t there yet. I emailed some links and dropped off catalogs from all the manufacturers and started processing the permit. Of course, I can’t submit the permit application until we have selected a tile. A week later I receive an email announcing the choice. These 13” flat tile in a blend looked like someone gave a 1st Grader some green, brown and orange finger paint and said, “Make it pretty”. No matter, I had a selection and could move on and pull the permit.

Patience IS a Virtue

A few days later I submitted the permit package and was ordering the first materials delivery. Everything was smooth except – those tiles.  That “Bad Camouflage Blend” kept bugging me. The more I thought about it, the more I thought she would hate them once on the roof. I got some samples, the three tiles which make up the blend, and lined them up against the house and left them there to await a response. It was not long in coming. She did not like them and didn’t think they were the same as in the catalog. I explained that tiles in the catalog are photographed in a well-lit studio. Blends can can also differ from one production run to another. But, I assured her, these were the right tiles. Babs thanked me for the samples but declared she was starting over. She still wanted flat tile but we were starting over on color. That was progress. Color choice does not affect the permit and we soon had one.

Time to Replace This Tile Roof !!

So we replaced the attached flat roof in the back over the pool - inspection. Next we tore off the existing concrete tile roof, replaced the rotten wood, re-nailed the deck to code and dried in with 30lb felt. Inspection. Then we installed Tarco PS200ht self-adhered tile underlayment. This all took a week or so and typically I would be having the tile loaded on the roof but we still had no color choice. So we waited . . . and waited. Babs, God bless her, was in a daze so I stuck my neck out and suggested, “You can’t go wrong with white”, with a smile. She grinned back, “Booooring!”

A week or so later I think Babs surrendered - white it was - and white it is. All in all it worked out well and her concrete tile roof looks great. Sometimes it’s better to just let things marinate a little.

#### Flat Roof Repair in Miami Springs
This flat roof repair in Miami Springs involved rotten fascia boards and some rusted drip-edge metal flashings.

You might ask, “Why is the metal rusting, isn’t it galvanized?” Yes, it was – electroplate galvanized. This is also called zinc coating, applied in a cold electrolytic bath rather than a molten zinc bath as in the hot-dipped process. Traditionally the plating/coatings are thinner than hot-dipped and not suitable for extended outdoor exposure. Why aren’t we using hot-dipped flashings? Good question, but electroplate galvanized metal is all I’ve ever seen at the roof supply houses.

Over the years I’ve noticed that the drip-edge on flat roofs will rust after 10 years or so, particularly at the areas where the roof drains. The zinc is literally being washed off. For a long time I advised my roof replacement clients to paint their flashings after we were finished. To my chagrin, over the years, I noticed my advice was often not heeded as I began to see rusted metal on some of my old flat roof projects. About five years ago we started including factory painted metal flashings on all of our roofing projects. Considering it costs about $30 more on an average home in Miami Springs for this upgrade, why don’t all roofing contractors do this? You’ll need to ask them . . .

First we removed the old drip-edge and 10 inches of the old roof to accommodate new Gafglas #75 base sheet and a 9” strip of Ruberoid Torch Smooth. All rotten fascia was replaced and painted and the new drip-edge installed over the Smooth and primed. This is a Code feature which “sandwiches” the metal in rubber once an 18” sheet of Ruberoid Torch Granule is torched as the final cap.

All in all, a fairly simple flat roof repair but instructive regarding a foolproof low-slope perimeter.

#### Flat Roof With Roof Coating in Miami
This flat roof coating and repair in Miami Springs started with a phone call from a gal who had just had her tile roof cleaned. The fella’ who pressure-washed the roof (and did not seal it, but that’s for another post on tile roof cleaning and sealing) told her there were blisters on an adjoining flat roof over the Florida Room.

So I had a look and there were a bunch of blisters up there, maybe fifty of 'em +/-. That’s a lot of blisters for a 600’sq. flat roof. That was the bad news. She and her lovely sister moaned that it was only 8 years old and, Lord they did not want to replace it already . . .

The key to this situation was the tile roof, which they said was done in ’91. To me, it would be a mini-disaster to have to replace the flat roof and tear into a tile roof that still has some years left, hopefully at least ten. The goal, then, should be to do the necessary repairs to the flat and apply an elastomeric roof coating to extend its life to that of the tile roof.

The good news was that I have never seen a blister cause any problems unless it was near a seam. It was not necessary to fix every blister, only the ones near seams and the big ones in the field. The smaller ones will not get any bigger because they won’t get any hotter. The air inside the blister expands and contracts with outdoor temperatures. The application of a roof coating keeps the roof cool and therefor the blister cannot grow.

I know, I know. That roof was a slam-dunk for a replacement. Blisters are sales tools but Karma is a bugger. I look out for my customers and consider their overall situation, try to find solutions. I’ll get the tile roof cleaning and sealing job when it gets dirty again. Now those sisters love Roofer Mike and will be singing my praises at the  Miami Springs Women’s Club !

#### Flat Roofing with Insulation in Miami Springs
Roofer Mike walks us through a flat roofing project in Miami Springs. Ponding areas, the use of tapered insulation and the difference between GAF Ruberoid and “cap sheet” are discussed.

In Miami Springs many homes have had additions built with flat roofing which can get pretty hot in summer if the ceiling is not sufficiently insulated.  Such was the case with this roof  and the owner wisely chose to include insulation in the roofing specifications. There were also a couple of ponding areas to address and since both were fairly close to the eave we included tapered insulation at the perimeter.

According to Miami-Dade County any standing water which does not evaporate after 48 hours is considered excessive ponding. I have an issue with this standard as a roof could be under water for considerably longer during rainy season when daily thunderstorms are common. A flat roof with a ponding area which takes 36 hours to completely dry could be submerged for many days at a time. I like the idea of the county’s standard but we like to design our flat roofs so they dry completely in one afternoon.  This ensures there will be no ‘algae farms” developing which feed on the calcium carbonate in granulated systems and can lead to a premature loss of granules.

Tapered Insulation

The use of tapered insulation is an excellent way to deal with ponding. Here the eaves were slightly elevated, causing rainwater to gather.   We installed 1 1/2” EnergyGuard Composite Board Roof Insulation to within 3' of the eaves. We usually use a minimum of 1 1/2” of insulation to ensure an effective R-Value.  1 1/2” – 0” X 12” x 4’ tapered edge was then installed. This sloped the insulation from 1 1/2” thick to 0 in a one foot span, leaving a one foot flat area without insulation at the edge. Two layers of GAF #75 Base Sheet  and the insulation were simultaneously attached with 3” Drill-Tec plates and #12 screws in a pattern conforming to Roofing Application Standard 128 and its minimum uplift requirements. This flat roof is not going anywhere. 26 gauge galvanized flashings were then installed and primed for good adhesion.

Torching the Ruberoid Torch Granule cap is my favorite part of the job.  I’d torch roofs for my friends and family for free if I hit the Lotto – really!! Tearing the old roof off is their problem . My main guy torched most of this one but I had to jump in and cook a few rolls just to stay sharp.

What is Galvalume?

Galvalume is basically sheet steel run through a molten bath of 55% aluminum and 45% zinc, after which the sheet is wrapped around a reel into a coated steel coil. It was developed in ‘72 by Bethlehem Steel which licensed several other steel companies to produce and market the product using its patents and technology. All of these products are the same Al-Zn coated steel using the same process and technology.

Residential and Commercial  Roofing

Galvalume® sheet is used for three categories of metal roofing. There is, of course, residential and commercial roofing. It's also used in industrial roofing, commonly known as structural. Structural panels are attached directly to a building’s steel frame. Commercial applications usually feature standing seam panels for steep slopes and mansards to enhance the appearance of the building. For residential roofs standing-seam panels are attached directly to the wood deck with the fasteners concealed by each successive panel. Pre-painted panels are often used but we are noticing the less expensive bare, mill-grade Galvalume® stays cleaner longer due to the zinc in its coating.

Galvalume® metal roofing has good heat and sunlight reflectivity when a light color or mill-grade is chosen, making its reflective surface excellent for hot climates. During the summer it makes buildings cooler by efficiently reflecting away sunlight and reducing the amount of heat radiated into the building. What many don't realize is that "insured" often only refers to general liability insurance.  GLI protects the homeowner should the contractor cause damage or injury to them or their property. But what about workers comp?

You won't hear us siding with insurance companies very often but ...
An article in the Insurance Journal found 60% of Florida roofing contractors do not carry proper workers comp insurance (WC). Not much has changed. Indeed, that number rises as you go further south. Many of the roofing contractors in South Florida that do carry WC are cheating by only covering a few, if any, of their workers..

This has created an unfair competitive disadvantage for contractors who play by the rules. They pay higher premiums to compensate for those who are gaming the system. According to a high ranking WC official in Tallahassee there are only four compliance officers assigned to WC enforcement in all of Monroe County and Miami-Dade County. State and local authorities are too constrained by the budget crunch to effectively enforce the WC laws in the field, so the free-for-all continues.

Homeowners Must Protect Themselves

To homeowners this may seem like someone else's problem. Few realize that if a worker is injured on their property and is not covered by WC it is them - the homeowner - that can be held liable for their medical expenses. Unfair? You'll often hear the state warn of unlicensed contractors with no GLI .  Not much is said about the burden they place on homeowners regarding  WC laws . This trend will continue until homeowners (voters) make it known to their State Rep. that they want the WC Laws enforced.

Hire Roofers with Workers Comp - and Verify!

To protect themselves, homeowners can only be sure that everyone working on their roof is covered by calling the roofing company's carrier.  That can be found on their insurance certificate. Legitimate contractors should have no problem with supplying this information.

In over 25 years of roofing in Miami, a state WC Compliance Officer has never checked out a roofing project we were working on. Sometimes I wish they would.

#### Insulated Flat Roof Repair in Miami Lakes
This insulated flat roof repair in Miami is a great example of what we encounter regularly at Roofer Mike Inc. Ponding issues and elastomeric coatings are also discussed.

We recently completed this insulated flat roof repair in Miami Lakes. The existing flat roof over the Florida Room was leaking close to where the valley of a concrete tile roof spilled on to it. The flat was a modified bitumen BUR over 11/2” of insulation.

We removed two rows of tile at the tie-in and about 5’ up the valley, then opened the modified to reveal some very wet Poly-Iso insulation of which we tore out a 4’X4’ area along with about 10 ‘ of tapered edge at the transition. The amount of water we found was somewhat surprising since the leak was described as small. We soon found out why; there was an old smooth 3-ply fiberglass roof underneath. I was never so happy to see a roof-over in my life! As a result, aside from minimizing the roof leak inside,  there was NO rotten wood what-so-ever.

Ponding and Trapped Moisture

Base sheet and insulation are simultaneously attached with 3" screws and plates.

We put down a piece of composite board, new tapered edge, 1 ply of Gafglas#75 and ran 3 1/2” screws and plates though it. Next was a layer of Ruberoid Torch Smooth and then Ruberoid Torch Granule. We doubled-up to get flush with the old roof and avoid ponding at the bottom of the valley. Ran the rubber up the valley, nailed down the valley metal and stripped it; then put the tile roof back together with some foam and mortar and we were done, right? Wrong! We installed a 1-way vent as there had to be some trapped moisture.

Also, the tile roof and flat roof were both almost 20 years-old, so while the tile roof could last at least another 10 years, the flat roof’s days were numbered without some serious maintenance. Otherwise a roof repair didn't make much sense. There was some moderate ponding so we applied 2 coats of Somay 814 Rubber solvent-based roof coating and re-enforced the seams with 3” fabric.

Insulated low-slope roofing in Miami is a Roofer Mike specialty. This flat roof in Miami Springs was one of the bigger messes I’ve seen in all my years of roofing  - an old tar and gravel with a recovery board and another half-baked roof with patches bulled down to the deck and repairs done with ¼” plywood.

We had removed two rows of tile days earlier to make the tear-off easier and it was a good thing because this was a tough four squares to take off. Three sheets of plywood were used to get the deck into shape and then the whole thing was re-nailed to current code.

Nailers (2” x 6”PT) were installed at the perimeter to facilitate nailing the drip-edge. Then we simultaneously fastened the 11/2” composite boards and GAF #75 base-sheet with screws and plates – everybody gets a drill for that!

Now it’s just a matter of torching down a layer of GAF Ruberoid Torch Granule. I swear, I would still enjoy insulated low-slope roofing, especially torching, even after hitting the Lotto. Just got a new torch that’s more of a flamethrower but I’ve gained control of it and it really does do the job quicker. The rest of world, including most of the US, uses torch-down products a lot more than we do here, and there is a reason for that. It is a better product and also safer than hot tar applications in the hands of professionals. There is a shortage of pro roofers here because this state does not designate or offer testing for roofing journeyman as in other trades. Only the contractor himself is state certified.

Where Was I ? Oh yeah . . . Flat Roof

Then we put back the tile (1 row) and painted the whole flat roof with Karnak 97 modified aluminum roof coating as required for a Class A fire rating. With 3” screws through 3” plates this roof isn’t going anywhere and delivers a great combination of energy efficiency and value.

#### Low-slope Roofing in Miami Springs
Almost half of this 1200 square foot low-slope roofing project in Miami Springs was over an exposed ceiling and required an enhanced tin cap nailing pattern per Code. Chalk lines were struck at the rafters and tin-capped with 1 ¼” roofing nails every 9”. The remaining field was then capped every six inches with ¾” nails. Roofers in other parts of the country marvel at the amount of fasteners we use down here and I must admit it sometimes seems a bit much but . . . hurricanes ......

The rest of this flat roof was fairly straightforward with two layers of Gafglas #75 and a Ruberoid Torch Granule cap.  Then, to satisfy the Class A Fire Rating requirement, the roof was painted with Karnak 97 aluminum roof coating. These coatings are extremely flammable, out of the can, so it baffles me a little how a fire rating is achieved by their application. A true white elastomeric coating is recommended within the first five years.

Clay Tile Roof Tie-In

We do a lot of these flat additions tied in to tile roofs and have run into a rash of clay tile roofs lately. Usually we tear out two rows of tile in advance of the job and when all is finished we put back one row. So long as half the tile are saved there are enough to put back. This works out well as the original installers almost always run the first row too low anyway.

These clay tile change profiles constantly from year to year so matching them is problematic. Many are discontinued and hard to find - expensive - so we save as many as possible. This all makes for a clean, professional look at the tie-in. All our low-slope roofing projects start with a 10-year warranty.

#### Metal Roof Cleaning in Kendall, Fl
Since the beginning of the metal roof boom every South Florida homeowner considering metal should think about this. Metal roof cleaning as it pertains to their choices when selecting a finish is important.

 Metal roofs took Miami by storm about 10 years ago when a few local fabrication shops developed their own systems, had them tested and approved by the county. Until then metal roofs were a pricey option and only seen on commercial buildings, Coconut Grove and Florida Keys. Almost overnight metal was competitive with tile roofs.  Metal roof cleaning was something we were not really thinking about at the time .

We did not do many metal roofs when RMI started in 2006 but it has snowballed to the point we do several per year. Through the years I’ve noticed something I did not anticipate. Some of these metal roofs were getting dirty - fast. Not all of them – just the painted ones. The mill-grade roofs were staying relatively clean. All this led me to an obvious conclusion. These roofs weren’t just dirty. They were stained by the same bacteria which eventually turns everything black down here – Gloeocapsa magma.

Mill-grade Kills Bacterial Spores

Mill-grade Galvalume sheets are produced by running a galvanized sheet through a molten bath of 55% aluminum and 45% zinc. It is the zinc which kills Geocapsa Magma spores when they contact the roof. More accurately, the PH of the surface is not conducive to bacterial growth – or algae, mold and fungus. Furthermore, with all of Miami’s flora and fauna, the biocides in the paint used for color on the metal panels are not sufficient to prevent bacterial growth.

Metal Roof Cleaning Instructions?

I’ll admit, we had never cleaned a metal roof before I got the call from a gentleman from Kendall asking a bunch of questions. He had been looking at our website and now trusted me to clean his white metal roof. So I looked at some pressure washer websites, made some calls and that was all quite inconclusive. I called the manufacturer and they sent me their suggested cleaning method – scrubbing with a soft brush and mild soap. Pressure-washing was verboten.

I tried it. Let me tell you, I could hear the bacteria laughing at me. This would take forever. My suspicions were confirmed – the manufacturer’s metal roof cleaning instructions were just another CYA exercise. I believe the #1 purpose of labels and directions is to protect the company. That’s why they advise two Advil when it takes three or four to work – for me, anyway.

Accumulated Practical Experience - Priceless

So, I was on my own. This was factory painted metal, right? What could the manufacturer be afraid of? One pressure-cleaning shouldn’t hurt it. Then it hit me, “What do you preach about pressure-washing tile roofs?” Repeated cleaning damages the finish!! I can see how repeated cleaning could, mil by mil, wear through a metal roof’s finish.

We cleaned it the same way we clean tile roofs: Soak the roof with a 50/50 chlorine and water solution - don’t let it dry! Wait 5-10 minutes and pressure wash it off. I use a 2400 psi rig with a wide tip. That’s all you need. Then we spray it with a sealer/cleaner with a 3-yr warranty. Some of these new self-cleaning treatments using Nano Technology really work and are getting better. That is the last time you should have to pressure wash. When it starts getting stained again just spray it.

25 years of experience speaks for me, as do the results on this roof. All the negatives on the use of bleach and pressure washers will be filed right next to the manufacturer cleaning instructions.

#### Metal Roof in Kendall
This metal roof in Kendall is of particular interest because it's located in a subdivision where the roofs were tile. The customer wanted a standing seam Galvalume roof. Luckily there was no homeowners’ association (HOA) to say, “No!”

  We often recommend a mill-grade finish like this metal roof in Kendall due it’s reflectivity and ability to stay clean. Mill-grade (bare metal) stays clean because the 55% aluminum/45% zinc coated steel disrupts the PH of the surface to the point that fungus, algae, mold, bacteria, etc. can not grow.

This is an Englert 1300 mill-grade Galvalume 1.5” standing seam metal roof. It was somewhat of a challenge as a two-story building with a large “brow” in the back and a rotunda, which requires a high level of skill to execute. The home’s exterior paint job featured earth tone colors which, in my experience, do not work well with a mill-grade finish. Mill-grade works very well with contemporary colors – white, black, gray, blue and green. Soon after we finished the house was painted and the results speak for themselves, yes?

More Metal Roofs in Kendall

These metal roofs in Kendall were done more recently. One of them included a skylight replacement. Thanks to Hurricane Irma, Miami-Dade County has recently upgraded the minimum pressure requirements across the board for all roofing systems and accessories, including skylights. What that means here is the skylight needed an upgrade to a model with a higher rating and the panels required a more dense fastener pattern.

There are considerably more screws at the perimeter and corners than before the 2020 Protocols for High Velocity Hurricane Zones went into effect. The perimeter and corner zones were also enlarged. On average they extend about twice as far from the edge, about 6 ft. So, the wind resistance is robust, to say the least.

Just a reminder that all the roofs seen here are covered by Englert 1300 Galvalume standing-seam panels. Galvalume is an excellent product for metal roofs in Kendall which are well inland, many miles from the Atlantic Ocean or Biscayne Bay. Be advised that any metal roofs within one half mile of a body of saltwater must be upgraded to - in order of cost - aluminum, stainless steel or copper. Aluminum panels are always painted. Stainless and copper panels are not.

Roofing contractors in Miami spend a lot of time driving around and they often come upon past projects. There is some feeling of self-gratification there but, for me, it is most exciting to see the ugly duckling turned swan.
Many times we take on a roofing project while the house, in general, is not in very good shape and the overall look of the home doesn’t always improve very much after we’re done. Consequentially, I don’t take photos and proudly post them online. Then, a few years ago, I saw the Christmas House.

December 2016                                            Eagle Concrete Barrel Tile Roof

We did this concrete tile roof in Miami Springs while the home was in the middle of a total renovation. It was a mess and when we were done, it really didn’t get much better. Time went by and, right around Christmas, I was driving along when I saw this house in its finished state. The ornate porch area featured a huge oak door adorned by a lovely wreath and flanked by two huge planters full of poinsettias. The tile roof looked great. Funny, how that works. Immediately I was snapping photos.

Since then I’ve run into more of these “swans” so I’ve created this page for the Projects Section. I’ll continue to post photos as they are discovered.

December 2016                       Timberline Dimensional Shingle Roof

This was once a white concrete tile roof on a home the owner was preparing to renovate. It was rough and the faded tan walls screamed for paint. When we were finished installing the white GAF Timberline HD dimensional shingle roof I was less than wowed. I showed the client a shingle and pointed out the individual granules and how there was a blend of colors – white, gray, blue, green, even a few black. No tan, which explains why it didn’t impress at first. Choosing a color from a sample, given by the shingle itself, works every time. I guess he listened and, I have to hand it to him on the new windows and paint job, the house looks pretty sharp.

March 2017                                Englert 1101 Standing-Seam Metal Roof

The owner had recently purchased this home when he called. Originally it had a white flat concrete tile roof and the house was in dire need of a paint job. We finished the mill-grade Englert 1101 standing-seam metal roof and soon thereafter, it being close by, I noticed to my horror that he had painted it  . . . brown.  Dark brown, the brown you get in a Crayola box - brown. . .
My wife watches the local real estate and recently informed me this house had sold and, predictably, the next time I drove by it had been repainted. Major difference, don’t you think? Oh, you didn’t see the brown. Good thing . . .

Galvalume: What is it?

Mill-grade is a bare Galvalume finish. Galvalume is basically made by running a sheet of galvanized steel through a bath of 55% aluminum and 45% zinc. It is the zinc which prevents the growth of algae, fungus, bacteria, mold, etc, by disrupting the PH of the metal roof’s surface. I’ve been recommending bare Galvalume for years ever since I noticed that factory painted metal roofs tend to get filthy very quickly due to these growths. The only problem with mill-grade is choosing a paint color. Earth tones don’t work well, in my opinion - remember the brown?!! Stick with what I call the contemporary colors – white, grey, blue, green, pink and yellow. Keep the colors light. Everybody is going with light green or blue, right now, because it works. Roofing contractors in Miami develop an eye for what colors work together with the  different roof systems used in the area.

You have to trust me here, this house was ugly when we were done with this metal roof, another mill-grade Englert 1101. I was driving around Miami Springs and whoa! It originally has an old yellow/orange thing going on - nice for a terra cotta tile roof but, as I've already suggested, not great with mill-grade metal.
The house looks a lot better than it did but, personally, I might have lightened up on the blue a bit more.

Timberline HD Shingles in Kendall - February 8, 2018

File this as a "before" photo for a GAF Timberline HD dimensional shingle roof we just did in Kendall, Fl. You'll notice the roof is gray, or Birchwood, but it was not from lack of effort on my part that the roof is not white. I will be bold enough to make suggestions and then I will move on.

The customer likes it, that's what matters, but I think the stucco walls are dying for some paint. Maybe I'm wrong He was selling, so . . .

I give the owner a lot of credit. You could hardly see this metal roof from the road when we were done. The Everglades had completely reclaimed it. She hacked it back  with a machete and painted the house herself - good job!
We did a pretty good job , too . . .

 

Tile Roof in Miami Shores – January 2019

This roof looks fine and the house looks great  after painting but ….  Everybody is into these dark 13″ flat concrete tiles now which goes against everything I’ve been preaching. – energy efficiency and roof durability are maximized using light reflective colors. I guess folks don’t want to clean their roofs anymore. The irony is there are a bunch of nano-tech cleaners that are rinse-free. Yes, Spray and Forget is one of them and it works.

I am only so bold as to suggest and recommend from a roofer’s perspective but then I lay off. This is what they wanted so . . .

 

 

Metal Roofing in Miami – February 2020

This guy was smart, went with an Englert 1300 mill-grade galvalume metal roof to replace the original tile roof. He’s the first one in the area to do so. I wonder how many more will follow suit. Probably not many until he paints. Mill-grade (bare) galvalume just doesn’t work with earth tones, imo. It likes what I call contemporary colors – black, white, gray, blue and green.

Can’t wait till they paint so I can get the “After” shot – yuck . .

#### Metal Roofs in Miami
Two metal roofs in Miami Springs illustrate how different projects can be though they use the same system. Decking, underlayment and client preferences are discussed.

Metal Roof #1

Before we installed this metal roof in Miami Springs we had to tear off 3600 square feet of concrete tile. They were loose and easy to clean so we were able to salvage over a thousand of them. We made a few bucks doing this and it is better that these tile are sold to roofing contractors for roof repairs than winding up in a landfill.

After tearing off the old roof we replaced  the rotten wood and re-nailed the plywood deck to Code. This is the most important part of the job as far as roof integrity is concerned. A metal roof is only as good as the substrate it is attached to. The wood deck must be made secure and irregularities corrected to allow the panels to lay flat.

Homeowner Chooses Underlayment Option

Versashield Fire Barrier

Normally a layer of 30lb felt and then a fire barrier are nailed down before installing metal roofs. In this case the homeowner planned to stay in the house a long time and wanted maximum protection. He chose to also install a layer of Tarco PS200ht underlayment which, while not required here, is great for use on tile roofs as well. In Miami-Dade County the manufacturer specifies the GAF VersaShield fire barrier be done first. Over that the 30lb felt is then mechanically fastened with nails and tin-caps to Code.  Tarco PS200 is a self-adhered underlayment, or “peel-and-stick”, and adheres to the 30 lb felt. This triple-layer of protection is as good as it gets.

After all that passed inspection it was time to install an Englert 1101 Galvalume white ¾” standing seam metal roof. The bullnose at the eaves, trim pieces and valleys are all done first and must be professionally installed. They are aesthetically important as well as critical waterproofing components.

The distributor, East Coast Metals, arrived right on time with an Englert-approved fabrication rig in tow. This is what has made metal roofs in Miami more affordable  – the ability of local distributors to fabricate panels at the jobsite. We used to go to our regular  distributor and order through them from large out-of-town manufacturers. This took weeks.  Then some local fabrication shops got their own systems approved by Miami-Dade. With that and the portable rigs the middleman was eliminated and prices went down considerably, almost overnight. East Coast was already an established manufacturer of metal products for all phases of roofing and supplied  many local roof distributors. Their shop is really a facility so they were an easy choice for us.

Our excellent installers for metal roofs  did this job in a little less than a week.  Hurricane season was upon us but with a design pressure of 150 PSF the homeowner has few worries.

Metal Roof #2

This second metal roof in Miami Springs was for a customer who wanted to upgrade from shingles – a wise choice. Metal roofs may cost almost twice as much but can last more than twice as long.

We tore off the old shingles and started replacing rotten wood, which was considerable but what was different about this roof was the decking. The house was built in the ‘40s and the deck was sheathed with 1” x 8” pine plank . Also known as straight board, it  was used by builders before “tongue and groove” came along and long before plywood. These decks were sometimes referred to as “space board” as they were purposely spaced to prevent them from butting and distorting. As these boards dried out over the years the spaces became wider. Miami-Dade calls for spaces over ¼” to be corrected so we had to change quite a few.

On this job we installed the 30 lb. felt first, tin-capped it to Code and then put down the VersaShield fire barrier.  VersaShield only needs to be nailed enough to keep it from blowing away until the metal panels are installed.  Later it will be secured by the thousands of screws attaching the panels. No Tarco PS200 here, which is a major upgrade and expensive. The metal panels keep the rain out and the 30 lb. felt is a vapor barrier. Versashield is also water-tight so the deck is protected  from any humidity or condensation that might occur.

Roof Inspection

Inspection time again after which we installed this 1600’sq roof, also an Englert 1101, in a few days.  Both homes wound up with the same system but everything else about the jobs was different. No sweat!

Note: These  metal roofs in Miami Springs were over five miles from Biscayne Bay. Galvalume is standard for the area and will perform very well. Any roof within a half mile of a body of salt water must be upgraded to aluminum, stainless steel or copper for a manufacturer's warranty.

#### Metal Roofs with Four Flat Roofs
These metal roofs in Miami Springs with four attached flat roofs were a challenge. Here's a breakdown on metal roofing tying in to flat roofs

With four attached flat roofs, six valleys, chimney, cricket, six vertical walls and a scupper replacement with back-up these metal roofs in Miami Springs had it all. There was a concrete flat roof addition built across the front of the house. This structure was not included in the scope of work but created a logistical nightmare.  We built a bridge to bring materials, equipment and people in and a way out for the trash!

In a recent video I stated that the most important aspect of metal roofs was the importance of the manufacturer and installers. Who is producing the trim pieces and panels? Who is installing them?  Our installers are very experienced with  decades of metal roofing in Miami.

The most important part of a metal roof installation overall is the treatment of the substrate - the wood decking. After the existing roof is torn off all rotten wood must naturally be replaced and re-nailed to Code. We don’t stop there. A metal roof is often chosen for its strength and wind resistance and is only as strong as the substrate supporting it.  More than any other system metal roofs reflect the decking. We do our best to eliminate any irregularities which can take away from the aesthetic. Once the deck is stable it is dried in with 30lb felt and a layer of Versashield, a fire-proofing product.

Flat Roofs One by One

Perhaps the most important aspect of this particular job was the integration of the four flat roofs. First we replaced all the flat roofs with a 1 ½” insulated GAF 3-ply Ruberoid low slope system. Care must be taken with the flashings so the metal crew can easily tie in later.  Ruberoid systems are simply better and, more importantly, more durable than the mineral surfaced cap sheet system commonly offered. It's important to install a robust flat roof when tied into a metal roof system, potentially a lifetime roof. We also stress flat roof maintenance to the owner for the future, the goal being to have the flat roofs last just as long. This system gives them a head-start with an aluminum roof coating applied at completion to achieve a Class A fire rating.

Each  roof presented challenges, particularly one surrounded by sloped roofs and vertical walls with a lone scupper for drainage. We replaced the existing 3” x 3”scupper with a 4” x 5” and cut the wall for a 4”x 5” back-up, per Code. Clogging will be much less of a problem.

Metal Roofs Installation

Once the flat roofs were complete the job became a matter of having the Englert 1101 metal roofs components delivered and installed which, in contrast to all the previous work, was fairly straightforward.  We can not say enough about East Coast Metals, our distributor of choice for many years. They simply have the finest facility in Miami-Dade County for the preparation, manufacture and delivery of components and panels.

One additional note – over the years I’ve noticed mill-grade roofs stay cleaner than those that are factory-painted. Mill-grade Galvalume sheets consist of a galvanized roll that is run through a molten bath of 55% aluminum and 45% zinc. It is the zinc that disrupts the PH of the panel surface and kills the fungus, algae, bacteria and mold spores. Roofs with painted panels seem to be staining very quickly. Whatever biocides are in the paint do not hold up against South Florida's flora and fauna. There is now a trend towards very dark colors, which addresses the staining issue but will also tend to heat up the house.

South Florida has gravitated towards two similar systems. Roofer Mike offers GAF Ruberoid APP/SBS modified bitumen and fiberglass cap sheet built-up roofs (BUR) depending on drainage, ponding conditions and other factors. Both of these systems feature a top layer with a white granulated surface.Because of the white granulated surface many roofers sell these systems as maintenance-free. They're not. #### Roof Cleaning in Coconut Grove
Received this letter after a roof cleaning in Coconut Grove. His proposal’s Scope of Work: Clean tile roof and flat roofs. Make minor remedial repairs. Apply two (2) coats Somay Roof Mastic to flat roof.  Apply anti-bacterial treatment to tile roof.

I called Roofer Mike based on Angie's List reviews and because he was one of the few in Miami that advertised roof cleaning and the application of Somay Roof Mastic to augment roof protection on the flat roof. As he is a working contractor, it was a bit difficult to reach him via phone or receive a return call if leaving a message due to a busy schedule, but Email proved to be the best bet.

It's also worth noting that he's busy because he has a lot of work, and he has a lot of work because he's good at what he does. Mike is extremely knowledgeable in his work and the products involved in repairing, restoring and preserving as he has been in business for quite some time. When we first spoke about the job and what I wanted, he explained various ways to accomplish the job and how he would approach it – again, based on his experience, which was very evident. I was especially impressed by a high-tech move in a (let’s face it) basically straightforward, physically demanding job that I’ve never seen another roofer or contractor do: While we were on the phone speaking about the job, he asked for the address where the work was to be performed, brought up the property on Google Earth, asked details about the views he was looking at and was able to provide a price for the job since he approximated the roof’s dimensions just by the overhead images!

After engaging in the service contract, Mike kept in touch to tell me when the job would be started, what the next step(s) and dates to continue would be and what he found while on the roof. He even included the corresponding area of the large A/C ducts and tubing when he coated the flat roof with Somay just, as he explained, for the extra protection, aesthetics and more efficient AC system. After it was done he also emailed photographs showing the completed job. I would highly recommend Roofer Mike and would definitely use his services again.

ONE Roof Cleaning, Then Just Spray it

As you can see in the “after” photo, this tile roof whitened quite nicely. We sprayed the entire roof with a treatment which will last at least a couple years. When the roof shows signs of algae regrowth it can be treated again and will come clean without pressure-washing. That avoids damage to the tile’s finish but the key is to treat it before it gets too dirty.

#### Roof Coating in Miami Lakes
This elastomeric roof coating in Miami Lakes started as a clay tile roof repair. Eva’s roof was twenty-one years old, having been installed after Hurricane Andrew which slammed South Florida in 1992. Given that a tile roof can be expected to last at least thirty years it was reasonable to rebuild a valley rather than re-roof. This is a personal decision. Some homeowners will replace their roof after it leaks for the first time and some will make many repairs before finally choosing to re-roof.

The real problem was the flat roof in the back which was surrounded by tile on three sides. It was a BUR (built-up roof) with a modified bitumen cap, probably Ruberoid which is a high-quality material for residential flat roofs. It had never been coated and had lost a lot of granules but appeared to have been installed correctly. There were also heavy black algae stains. When a roof turns black it absorbs the sun’s UV light and the aging process is accelerated. Most roofing contractors would say it needed to be replaced and I could not argue with them.

Re-roofing would be costly. Tile would have to be torn out.  We were looking at a logistical nightmare with tile on three sides and a screen enclosure behind it. A crew would have no choice but to walk back and forth across the clay tile roof to replace this flat roof. But I had an alternative. What if we installed an elastomeric roof coating application to extend its life to that of the tile roof? Then both roofs could be done at the same time, much more practical.

We decided to do it. I wouldn't recommend this on a mineral surfaced cap sheet or 3-ply fiberglass BUR. I felt the Ruberoid had enough life to support the roof coating. Two generous coats of white Somay Roof Mastic were applied after a good cleaning. The roof will now reflect the sun’s rays and hopefully last another ten years. At some point the algaecides in the coating will wear out and the roof will turn black again. It can then be cleaned and coated, this time with only one coat to replace the millage lost to oxidation. This cycle can be repeated until the original material finally wears out completely. Indeed, if this type of maintenance regimen is implemented soon after a Ruberoid system is installed its life cycle can be indefinite. In this case “better late than never”.

It is shocking to see so many roofs in Miami turned black with algae stains. People are more aware of their home’s energy efficiency but not realizing the potential savings.

Residential flat roofs require maintenance, primarily roof coatings, and the sooner the better. In Miami, almost every home either has a shingle roof, tile roof or metal roof. The majority of those have a flat roof attached. Usually they are out back over a patio, addition or Florida Room and sometimes over a front porch or carport. There are even some that are covered entirely by low slope roofing.

What many don’t realize is how important roof maintenance is to their flat roof. Out of sight, out of mind? Sloped roofs such as tile, metal and shingles require little maintenance other than keeping them clean and free of debris. Flat roofs, as a consequence of being flat, require a more rigorous maintenance regimen or they are doomed to a short life cycle.

Blame Roof Salesmen

Many homeowners perceive flat roofs as maintenance free systems. This idea has been perpetuated by roof salesmen and manufacturers who like to point out the "maintenance free" white granular surface of the products which cover the vast majority of residential flat roofs today. Nothing in South Florida is maintenance-free.

Gloeocapsa Magma is a cyanobacteria which grows on everything down here, eventually. Also known as black algae, it is the black film we see on sidewalks and pavers as well as our roofs. Flat roofs also develop this film and though there is debate over whether it directly damages the material, there is one indisputable fact – it is black! When a roof turns black it absorbs the sun’s rays rather than reflect and, as a consequence, the roof membrane’s aging accelerates. Specifically, the aging process is thermal shock, the deterioration of a material caused by daily expansion and contraction due to temperature changes.

Elastomeric Roof Coatings Are Proven

Elastomeric roof coatings are a proven remedy for the effects of thermal shock. Their elastic characteristics and durability have been documented by such authoritative entities as ASTM, CRRC and Energy Star®.  A roof that is stained black can reach surface temperatures of 150º or more. The temperature range a roof  experiences  is much narrower with the application of a quality roof coating, from around 75º at night to about 100º on a sunny 90º day. Without coatings that range goes from 75º to 150º - that’s a lot of expansion and contraction going on.

Some folks turn to roof coatings after several years when a roof begins to leak and develop problems. By then it is usually too late. The primary use of roof coatings is to protect the roof from the effects of solar radiation and thermal shock, not to fix leaks. You will not see anything on a manufacturer's warranty about stopping leaks, despite the claims you may see in their marketing. Coatings can help prevent leaks but, when used without re-enforcement, are strictly a maintenance application.

Roof Coatings Can Double the Life Cycle

My mantra for roof coatings is, “You can do it, we can do it or you can have someone else do it – but DO IT – and the sooner the better”. Coatings are an investment. If 25% of the roof’s cost is invested in a coating application and applied within the first three years of the installation, the life cycle can easily double. That is good math.

Every year that goes by renders the roof coating that much less effective. Indeed, a roof can be too old and worn for coatings to be practical and may even cause the roof to fail faster than if it were left alone. Occasionally I must give a client the “zero option” when their roof is too far gone with not much to do other than replace. Sometimes roof materials crack under the stress created by slight shrinking that occurs while a coating cures. A roof must first be inspected to determine if it is strong enough to support a roof coating.

About Roof Coatings & Ponding

Ponding is an important issue when considering roof coatings. Ponding water is any water left standing after it has stopped raining. Standing water is not good for the roof’s membrane.  Unfortunately, most flat roofs in Miami are designed perfectly flat.  They've settled a bit and developed ponding areas, some so badly designed they completely fill with water before they start draining. That is a 100% ponding situation – not good. Some flat roofs are sloped the wrong way, negative drainage built into them by the GC!

Ponding can be corrected with a well-designed system at the time of replacement through the use of tapered insulation. Sadly, many contractors will not even offer this option and when they do, the owner often declines due to its considerable cost. Small ponding areas which dry soon after the rain stops are inconsequential.

Miami Dade Excessive Ponding Rule

Miami-Dade County considers any water still on the roof after 48 hours to be excessive ponding. You'll see this standard mentioned in manufacturers' literature.  That is the point at which they recommend correcting ponding areas. Their water-based coatings are not made to withstand extreme ponding conditions. Ideally, ponding conditions due to structural defect are corrected during a re-roof through the use of tapered insulation.

There are three ways to address severe ponding on an existing roof: 1) Build up the area with additional material. This usually does not completely eliminate the ponding water completely but “pushes” most of it over the edge while also displacing it into smaller ponds. The smaller, shallower ponds evaporate quickly.

2) Rebuild the structure. In extreme situations ponding can be so widespread that filling the area is impractical and against Code. It is common for Miami-Dade’s 25% rule to come into play. It states that if a repair covers more than 25% of the roof it must be replaced. That rule applies to many trades in the Code. The problem with rebuilding structure is it's outside the scope of a roofing contractor’s license. Rebuilding structure requires a GC -  very expensive.

3) Solvent-based roof coatings. Generally, water-based roof coatings can be used on roofs with little or no ponding. Solvent based coatings should be used on roofs with moderate to extreme ponding.

Water-based vs Solvent-based Roof Coatings

Be aware that solvent-based roof coatings are much more expensive. It would not be wrong to use solvent-based coatings on the ponding areas and water-based on the rest of the roof  - in that order! Acrylic coatings account for a vast majority of the residential roof coating market. They're available in water-based or solvent based formulas and ideal for the systems  found on most homes.

Other coatings available are polyurethane, butyl rubber, hypalon, and silicone. Without going into great detail on each we can say three things about them. They are all generally commercial applications, solvent-based and expensive . Silicone coatings are becoming more popular and cost effective. There are 100% silicone coatings that are effective under permanent ponding conditions which exceed the 48 hour rule.

Some folks just don’t have that kind of money laying around and for many others it’s a big chunk of their savings. Those fortunate enough to have an investment portfolio may rather have that money stay right there and earn enough to basically break even on the interest of the loan. Smart . . . There are financing options out there that offer plans for those who really need it or just want to hold on to their money. Roof financing allows you to replace the roof right away, locking in a price and interest rate while avoiding further damage. 

Roof Financing Options We Recommend

Roofer Mike Inc recommends three roof financing options for Miami homeowners to consider. We have always told homeowners that their own bank is probably going to offer better rates and terms than other lenders. This is still our best advice and Option 1.  But the reality is, without getting into it further, that's not always an option. Here are two more to consider.

Option 2:  PACE Programs

PACE Programs (Property Assessed Clean Energy) allow homeowners to finance by using their property’s equity to secure the loan. Qualifying for PACE is generally easier than typical home equity loans. If the homeowner is up to date on their mortgage payments and property taxes they will usually qualify.  The upside is there is no down payment required. Payments are made over a 10 - 30 year period with a yearly lump sum amount attached to their property tax bill. All this means that work can start almost immediately with no payments for several months.That’s the upside. There are some drawbacks. The loan is attached to the property, not the owner. This obviously create issues if the owner decides to sell. The buyer may agree to take over the payments of the loan after some negotiation.Pace interest rates are generally higher than with conventional loans such as home equity loans or a line of credit. Whether or not you can get a better deal with the other options depends on several things like income and credit score.PACE financing is not usually the lowest in overall cost and it’s not for everyone. It is convenient with easy qualifying and terms but it’s important to understand what you are getting into. It’s usually a one-time payment every year, but it’s a pretty big one. Plan for it to make sure the funds are there to make that payment.

RenewPACE is property-based financing, so credit score is not a factor.  Requirements include having enough home equity to cover the project and meeting their underwriting criteria. No application fee and they can provide same-day approvals with a list of approved contractors to choose from.

The financed amount is repaid over time, as long as 20 years, through  property taxes. There are no interest rate adjustments, balloon payments, or prepayment penalties. RenewPACE financing can be used for a variety of projects including solar panel installation, window and door replacements, HVAC, and roofing.

Option 3: Credit Based

GreenSky , Hearth and others offer credit based financing for a wide range of home improvement projects. and are an option for those who want to make monthly payments. Interest rates depend on the customer’s credit rating . There are several other roof financing options for Miami Dade homeowners to choose from but these are a couple we know and trust.

Search your address online, click the map and look at your home from the air.  Chances are you have a flat roof - either as an addition or part of the original design. It may even be completely flat as in the case of the adobe style homes which are so common in Miami. Now, look at the other homes with flat roofs in the neighborhood and notice how dirty most of them are. It is amazing, with all the attention focused on energy efficiency, how so many flat roofs are still neglected. It is plain to see that those roofs are aging at an accelerated rate as they absorb the sun's rays rather than reflect. Not only will those roofs need to be replaced much sooner but electric bills are up as well as wear and tear on AC units.

Some get it . . . some don't . . .

In general, the life expectancy of a flat roof is proportionate to the level of maintenance performed on it. Special attention should be paid to debris buildup which can gradually rot the roof membrane. Debris can also clog roof drains with disastrous consequences. Ponding or excessive standing water can cause many problems and shorten the roof’s life cycle. Excessive ponding is defined by the Miami Dade County Building Department as any water on the roof that doesn’t evaporate within 48 hours. This definition is flawed as a flat roof in Miami could be under water for the entire rainy season. RMI adheres to a 24 hour maximum evaporation period for our flat roof installations, repairs and maintenance systems.

The most effective flat roof maintenance practice is the application of elastomeric roof coatings. These coatings slow the aging process by preventing ultraviolet degradation from the sun.

ELASTOMERIC ROOF COATINGS

Elastomeric products such as Hydrostop, GACO, Tropical and Somay are made with special resins that give roof coatings elastic characteristics which help protect and waterproof the roof. These coatings greatly extend the life cycle and improve energy efficiency.

RMI is proficient in the application of both water based and solvent based elastomeric roof coatings. Solvent based coatings are more expensive and are used where moderate to severe ponding conditions are present. Water based coatings are generally used on flat roofs with 100% drainage, metal roofs and even tile roofs. Elastomeric roof coatings should never be applied to a shingle roof.

Tile Roof Maintenance

A correctly installed tile roof can be relatively easy to maintain. Broken tiles should be repaired or replaced. Usually, tiles are broken by people who do not know how to walk on tile. Miami roofers will tell you the best thing for your tile roof is to stay off it! Exterminators are notorious for breaking tiles when tenting a home. One should consider tenting before a tile roof installation.

A clean roof adds to a home’s curb appeal, reduces cooling costs and extends the life of the tile underlayment. Shingle Roof Maintenance

Yearly inspections of a shingle roof is recommended. Exposed nails or any broken, displaced or missing shingles should be repaired immediately. Curling at the edges or corners, thermal shock cracking and widespread granular wash-off indicate the shingle roof is beyond repairs or maintenance.
One more thing - never apply roof coatings to a shingle roof. Shingles must breathe. Coatings create a dynamic whereby moisture is generated between the shingles and 30lb felt. Slowly but surely, the roof deck will rot.

Metal Roof Maintenance

Metal roofs are the most maintenance-free residential roofing systems Miami roofers have to offer. Some factory paints get dirty in South Florida's climate and will need to be cleaned. Nano cleaners should be used instead of repeated pressure cleaning which will wear on the metal plating.  Decades will pass before any deterioration of a Galvalume roof panel occurs. 5V metal roof systems with exposed fasteners should be checked for rotting neoprene washers. Older metal roofs may show signs of rust, pitting or corrosion. If applied in time a roof coating can be applied for several more years of service.

#### Roof Repair in Miami : Chimney
On this roof repair in Miami the chimney had a lot of leaks and rotten wood.  Leaks around chimneys are usually due to improperly installed metal flashings - workmanship issues. There are a lot of chimneys in Miami though they rarely see action but are a common source of repair calls for roofers.

Roof Repair on a Chimney? It's the Flashing 

The tile roof was only 15 years old, an indication of poor workmanship on the chimney, which had rotten plywood across a large area immediately below it. The stucco-stop was sloppy so the wall flashings were suspect as well and, after removing some roof tiles, our suspicions were confirmed.

We tore everything out  on all four sides and replaced a full sheet of plywood. This chimney was 50” X 50”. Code requires a “cricket” be built on the upslope side of any chimney more than 30” wide to allow water to flow freely from behind it. So we did.

We dried everything in with 30 lb. felt and installed galvanized  metal wall flashings. Most roofers use 4” X 5” but for this roof repair in Miami we spent the extra few bucks on 5” X 7” flashings for better overall performance – a “bigger flash”. This installation is a skill requiring precise cutting and bending of the metal while setting and nailing the individual pieces in flashing cement. We spend the extra few bucks on top grade modified roof cement. Standard roof cement deteriorates faster and is the cause of many leaks in flashing areas. It is amazing how many flashings fail after 10-15 years simply because cheap roof cement quickly dries up and shrinks. The flashings are then coated with asphalt primer to ensure good adhesion of the underlayment.

Stucco-stop counter-flashes the base metal flashing and also requires a professional skill set. It is typically attached to the wall with 1 1/4” drive pins and sealed with a bead of calk across the top. We’ve seen many of these caulk beads fail and cause leaks so we don’t mind spending a few extra bucks to caulk the back side where it contacts the wall to provide a 100% foolproof seal.

Chimney Repair & Metal Flashings

The installation of tile underlayment, the waterproofing component of a tile roof, was next. We favor self-adhered modified underlayment over the centuries-old hot tar and 90 lb. methods which simply can’t stand the heat in South Florida. Over the years we’ve used a few different underlayment’s and checked out a half dozen others. We have settled on Boral TileSeal, a premium, SBS modified, glass fiber reinforced underlayment. It's made with a specially engineered polymer formulation that allows the underlayment to withstand high temperatures. The cost of a roll of  is almost three times that of a roll of 90 lb. but this technology allows for a more durable system and easier installation without hot tar. 16” valley flashings on the new “cricket”  were then installed, primed and stripped with TileSeal.

Then we pressure-washed the chimney and painted it with an elastomeric coating. The tile were put back using Tile Bond adhesive, an expanding polyurethane foam, and the caps and valley  were mortared - done.

When a chimney shows signs of poor workmanship we favor a total rebuild over a local fix that only addresses the current leak and leaves the door open for future problems. Our 3-year workmanship warranty leaves the homeowner with comfort in the knowledge that our roof repair is designed to outlast the existing roof. Other roofers might ask, “How can you offer a 3-year warranty on a roof repair on a chimney in Miami ?!!”  It’s simple – we do a complete job and don’t mind spending the extra few bucks.

#### Roof Repair in Miami Worse Than It Looks
Roofing contractors in Miami look at tile roof repairs all the time and they almost all have one thing in common – there is almost never very much to look at.
The "damage"
There may be some tell-tale stains on the ceiling but when you go on the roof there is usually very little to see but the tiles. Unless the ceiling or roof has literally caved in there isn’t much to base an estimate on besides your experience.  The real problem lies underneath, usually a metal flashings issue due to inferior workmanship, and can’t be seen without removing several tiles. Of course you can’t remove tiles during the estimate, you don’t have the job, yet!! One thing is for sure – it is always worse than it looks.
Real Story Revealed!!
This was especially true of this tile roof repair in Miami Springs recently. As usual, I looked at the problem from the inside. The customer pointed to a golf ball sized hole in the ceiling just inside the front door. Looking at the roof there was nothing remarkable. This should be pretty straightforward - no big deal, right? WRONG!!
Rotten Wood Replaced
When we removed some tile we found brand new underlayment underneath, a sign of a recent repair. The leak was not in this new material. We cut it open and all the1” X 6” T&G wood decking was rotted. How it hadn’t caved in is beyond me.
Beware Previous Roof Repair
We “chased” the rotten wood until a large area had been exposed and determined the leak was originating further upslope and running down the underside of a truss. The existing roof repair was probably done by the previous owner to sell the house and they not only didn’t replace the rotten wood, they didn’t fix all the leaks.We were set up!!

Well, we fixed it all up at no additional cost, can’t win ‘em all, and I stick with my estimates. From now on, on a tile roof repair where we can’t determine the amount of rotten wood, there will be a contingency for woodwork by linear foot in the additional terms.Fool me once, shame on the roof. Fool me twice . . .

We will update on issues arising from the effects of storms, legislation on the local, state and national levels, and other events affecting the industry.

Florida Law: Metal Roofs and HOAs

In 2024 Florida passed HB 293 which states that Homeowners Associations (HOAs) cannot ban metal roofs just because they want a uniform appearance – aesthetics.
Tallahassee finally stepped in. HOAs have been stopping people from upgrading to safer, more durable metal roofs for a long time. The new law protects the right to upgrade because lawmakers recognized the issue as a matter of public safety.

Roofing Contractors and Insurance Companies Misrepresent 15-year Roof Rule.

Some Miami-Dade roofing contractors and insurance companies misrepresent the 15-year roof rule of Florida’s insurance law. Here’s the truth straight from the law (Florida Statute 627.7011(5)):

    Roofs less than 15 years old - Your insurer can’t refuse coverage based on age.
    Roofs 15 years old or more – Have the roof inspected by a licensed professional. If the inspection shows that any roof still has five or more years of useful life left, the insurer cannot deny or cancel a policy solely because of age.
The statute does not discriminate between roof systems. It does not single out shingles, tile, metal or flat roofs. It simply states that if the roof is in good condition and has some useful life left, insurers can’t cancel a policy based on the age of the roof.

Changes to the 25% Rule For Roof Repairs

In summary, a property owner is not obliged to replace the entire roof if they are repairing or replacing more than 25% of the roof and the existing roof conforms with the 2007 Florida Building Code or
any subsequent editions of the Florida Building Code. Only the
damaged roof components will need to be fixed or replaced by the
homeowner. If a roof was built or replaced after March 1, 2009, when the 2007
Florida Building Code went into effect, it probably conforms with
the code's requirements, and the property owner will not have to
replace the entire roof.

Real World Life Expectancy of Roofs in South Florida

Based on 33 years of roofing South Florida homes, here is a realistic snapshot of roof life expectancy.

Asphalt Shingles: 15–20 years.
Flat Roofs: 15-20 years or more with regular maintenance
Concrete and Clay Tile Roofs: 20-30 years
Standing Seam Metal Roofs: 40-70 years or longer.
These numbers depend on the skill level of the original installers, materials used, maintenance (or the lack thereof) and the amount of wear and tear the roofs endure.

Metal Roofs Recognized as Upgraded Hurricane Protection
Florida includes metal roofs in their hurricane mitigation programs as a proven upgrade. When upgrading to metal from shingles or tile you will likely qualify for a reduction in storm coverage premiums.

Paid Off Your House? YOU HAVE OPTIONS

Just a reminder. I still meet plenty of folks that are not aware of this. In 2007 Florida passed a law allowing homeowners who own their homes outright and don't have mortgages to eliminate their homeowner’s windstorm coverage.  This gave homeowners flexibility in the face of increasing premiums.
This started a new trend where folks with no mortgage started putting metal roofs and hurricane windows and doors on their house.  It is recommended you do strengthen the home against hurricanes before entertaining this idea. It is also a good idea to maintain liability and fire coverage.

Again, DON'T Put Roof Coatings On Your Shingle Roof

Against the advise of the federal government and the National Roofing Contractors Association, thousands applied roof coatings to shingle roofs in the name of energy efficiency. We're gonna' keep saying it: Don't put elastomeric roof coatings on your shingle roof!!! For an energy efficient shingle roof choose white for color and spend a little on a good ventilation system.
I have personally torn off two shingle roofs in Miami which had been painted with elastomeric coatings. Both roofs had water trapped in the layers. The combo of hot and cold air outside and in the attic with high humidity results in condensation. The roof rots from the inside out.

Last year during our bad rainy season my tile roof began to leak in multiple places. That's not why I updated the review.- Secondly, the fascia that was added to the rear of the house was not replaced as you claim (even in this email to me), it was placed directly over the rotted wood. This shingle roof in Hialeah turned out nice and the customer thanked me for talking him into white shingles - GAF White Royal Sovereign 3-tab shingles, to be exact. 

In case you missed it, we always advise our clients choose white when selecting a shingle roof - or tile roof . . . or metal roof. Energy efficiency and extended life cycle are great reasons to go white and as you can see, as a neutral color, they match most homes. They certainly popped the Kelly Green on this house. Also note the typical factory white drip-edge and white turbine ventilators - always a nice touch.

Roof Ventilation Basics

A white shingle roof with the proper ventilation, in this case Lomanco turbine ventilators, is a viable option in Miami. When a client chooses a dark shingle and foregoes any ventilation outflow capacity the roof's life cycle will be shortened considerably. Most South Florida houses are built with some sort of intake mechanism built in, usually soffit vents. Soffit vents without an out-flow capability is a static system. It will prevent moisture build-up in the attic but will not promote a significant flow of air. From elementary school we learned that hot air rises and without outflow hot air will simply accumulate in the attic and drive up temperatures inside the home. This drives up cooling costs and puts unnecessary strain on the air conditioning system.

A couple times homeowners have come running out of their house asking what I did because their home had suddenly cooled off. What I had done was cut the holes in the roof's decking to allow for turbine ventilators. Usually when I do this it is like opening a clothes dryer with the blast of hot air rushing up from the attic.

Whenever considering a shingle roof in Hialeah or anywhere else in South Florida, we suggest you get your color somewhere else and choose a white shingle with sufficient ventilation.

GAF Royal Sovereigns in North Miami

These shingle roofs in North Miami, featuring GAF 25 Year Royal Sovereign 3-tab shingles with StainGuard protection, really look great. The homeowner wisely followed my advice concerning color choice. White shingles reflect the sun’s rays, increase energy efficiency, reduce wear on cooling systems and last longer than darker shingles. White Lomanco turbine ventilators were installed which, along with existing continuous soffit vents, also enhanced the home’s efficiency.

Ruberoid Flat Roof

There was a small flat roof over the kitchen of the main house so we addressed that first. In keeping with our emphasis on energy efficiency we installed an insulated GAF Ruberoid low-slope system. It included 11/2 inches of Energy Guard composite board insulation and a layer of Ruberoid Torch Smooth with a Ruberoid Torch Granule cap. We then coated it with Karnak 97 aluminum roof coating to achieve a Class A fire rating according to UL specs. I like this feature as it gives the system some protection immediately in case the client does not heed our advice and adopt a timely maintenance regimen. This job involved a main house with a 1400 sq. ft. hip roof and a duplex in the back with a 1200 sq. ft. hip roof.

Shingle Roofs Can Be Efficient

These shingle roofs in North Miami were fairly straightforward with a little rotten wood and no fascia or soffit to worry about as it was all stucco. Since the shingles and turbines were white we included factory painted 3”x3” white drip-edge flashings to finish the look. We include factory painted metal on all of our roof replacements and why not? For a job this size it costs about $50 more for a nice aesthetic touch. In Miami the elements are tough on shingle roofs.  Utilizing Cool Roof concepts like reflectivity and ventilation make them a more efficient and durable option.

Given hot air rises, it should also have an exhaust mechanism near the peak. This can include turbine ventilators, power ventilators, ridge vents or gable vents. The system shouldn't feature more than one of these exhaust methods.

Roof Power Vent

Turbine ventilators perform well but do not hold up under hurricane conditions. They can be capped if you don't mind doing that but . . .
Gable vents are best, in this roofer's opinion. They are not actually part of the roof so are least likely to ever sustain damage. When placed as high as possible - hot air rises - they perform very well. Put a fan on one vent blowing out, pulling cool air in from the other(s) and you have attic ventilation on steroids. The downside is, if you are not fortunate enough to have them already on your home, a retrofit installation could be costly. They are also not an option for hip roofs.
Power vents are a close second only due to their susceptibility to  major hurricanes. They can be directly wired or solar powered and controlled by thermostat.

Important! As the caption for the gable vent suggests, do not use more than one of these exhaust systems on the same roof section. That would be a redundancy that could cause rain to actually be pulled into the vent - not good . . .

The difference between 3-tabs and dimensional shingle roofs in Miami is broken down in detail. Roofer Mike makes a compelling case for homeowners wrestling with the choice.

In Miami Dade tile roofs dominate and define the area with metal roofs coming on strong in the last decade. 3-tab shingles have an average life cycle of about twenty years in the face of the South Florida heat,  basically a budget alternative for Miami homeowners given that tile lasts 30-40 years and metal roofs are potentially a lifetime system.  However, dimensional roof shingles in Miami are a real option. With a little maintenance they can last 25 years or more.

Added thickness gives dimensional roof shingles a longer life cycle as well as greater wind resistance. Most 3-tabs are warranted to 60mph. GAF Timberline HD dimensional shingles, my personal preference, are covered up to 130mph. Considering they only cost a bit more and are more attractive, the decision is a no-brainer when given the choice.

Dimensional Shingles - A Great Value

The owners of these homes considered the choice : 3-tab or dimensional . . . 70mph or 130mph . . . just OK or aesthetically attractive? 3-tabs cost us about $70/sq . . . Timberlines $90. Each roof was 2000 - 3000 square feet. So, the extra cost was $400-$600. That is a modest increase for roofs starting at $10,000. We do not mark up shingle options for labor or profit. For these jobs we added $20/sq. Cost, period. It really is a “no-brainer”, so it came as no surprise when all three chose the upgrade. Over the years that has almost always been the case with the exception of the occasional homeowner who is selling , “flippers” and landlords. I try not to work for the latter two, They want it cheap and right now, not a good combination for me, so we don’t do many 3-tabs.

Skylight Installations, Skylight Repair, Replacements and Retrofits

Skylights get old, just like everything else, and sometimes they leak. On occasion they will leak because the seals of the dome fail or the dome was damaged by impact. In these cases, it’s okay to simply replace the dome it the manufacturer carries them. Sometimes the entire skylight has to go due to unavailability. The good news is that most often skylights leak due to workmanship issues with the flashing details of the original installation. That can almost always be repaired without having to do a replacement. For experienced roofers the replacement or skylight repair should be a fairly straightforward project.
When opting for a skylight repair is is advisable to replace the skylight itself if there is any question as to it being watertight.

It almost goes without saying that it is much easier to replace a skylight while the roof is being replaced. It is also the homeowner’s best time to make a change -  to add, eliminate or upgrade. Skylight retrofits, however, present somewhat more of a challenge because now we are getting into the world of design.

Skylight Retrofits

Skylight retrofits are a fun challenge for an experienced roofer that takes pride in their workmanship. It’s a chance to be a bit creative while working with the owner on the options that must be sorted through, coming up with a plan, and executing it.

The client will already have a general idea of where they want to put their skylight(s) but it goes beyond that. We must make sure the location is feasible. Most skylights fit between two rafters or trusses. Skylights more than two feet wide usually require some alteration of the structure. There may be electrical conduits in the way, and so on . . .

Skylight Installation

Once location and size is established most skylight installations are basically the same because of the Code. It’s a matter of cutting the hole in the ceiling, projecting that hole to the roof, installing the skylight and resealing the roof. After that it’s all inside finish work - framing the inside walls to accommodate the drywall or whatever wall treatment the customer has in mind. The framing part of the job is an opportunity for the client to “flare” the opening in the ceiling, make it larger than the skylight which allows for the light to be thrown across the space instead of straight down. Without altering trusses we have no options with the width but the length of the opening can be increased quite a bit. A 2’ x 4’ skylight can project down to a 2’ x 8’ opening or even more while the width of the room is the only definitive limit.

Many Options Available

The majority of skylights in South Florida are 2’ x 2’ or 2’ x 4’. or 4' x 4'. They are aluminum, self-flashing or curb-mount with an impact resistant polycarbonate double-dome and offer a high level of UV protection. For even better energy efficiency there are argon gas-filled skylights with double-glass. Tubular skylights are a possibility for tighter areas. In areas of the roof that are more vulnerable to windstorms a high-pressure skylight may be required by Code.

A myriad of options are available when considering skylight installations in Miami including Lexan, flat glass, laminated glass, circular, octagon, architectural and hip & ridge. BUT … We only install Miami-Dade County Approved impact resistant skylights from top manufacturers such as Velux, BirdView, and Sun-tek.

#### Somay Roof Coatings in Miami
This client in Miami, we’ll call her Lil, called me in September to clean her clay tile roof, had been to our site and wanted to do a Somay Roof Coatings application to her flat roofs. I said that I’d be happy to – after Christmas. You see, the rainy season in Miami is a hectic time for roofing contractors. We are way too busy dealing with customers with real problems to do maintenance work.  I collect leads like this, put them in my Winter File and after the holidays start working them. The dry season gets slow sometimes and these maintenance jobs help fill the schedule. It also works out for the customers as elastomeric roof coatings should not be applied when rain is expected. She was not being hounded by the city about cleaning the roof, was very understanding, and said there was no hurry.

Benefits of Roof Coatings

Lil’s project was a bit unusual in that there was a “cricket” in the middle of her tile roof.  A cricket is a small flat area in the middle of a sloped roof which transfers water from one roof plane to another. There were also two flat roofs at the back of the house over indoor space. Like many homeowners she has been increasingly aware of the energy efficiency of her home and how it can be improved on the roof.

No type of roof benefits from maintenance as much as flat roofs. Shingle roofs, tile roofs, and metal roofs can be kept free of debris and cleaned but that is about all. After a few years flat roofs will develop algae growth and the resulting stains will give it an almost black appearance. The roof is now absorbing the sun’s rays rather than reflecting them, heating up the interior and speeding the aging  of the roof. An investment in a flat roof is money well spent. If 20% of the cost of the roof is spent on a good roof coating application within five years of the roof’s installation the roof’s life cycle will almost double. That’s math everyone can understand.

We cleaned the tile roof and flat roofs with a light pressure-wash and applied an algae and mold treatment to the tile. That comes with a two year warranty. Then the flat roofs and cricket were rolled with two coats of Somay Roof Mastic. Somay is a local manufacturer and produces a high quality product designed for the South Florida climate. While marveling at a roof which had been previously "repaired"  I mumbled to no one in particular, "Miami roofers, just when you think you've seen it all …"

After 3 hours with a 3 lb sledge and a flat bar, this chimney cleaned up well.

Before me stood a chimney which had been mummified with 90lb roll roofing and hot asphalt.  A sick amount of roof coating had been applied around the base but the tile surrounding the chimney was otherwise undisturbed. This was remarkable given one must first remove tiles in the leak area to see what in the world is going on.  My mind sometimes drifts back to other "roof goof" encounters when confronted with such surprises. Here are some of the most memorable.

The "Perfect" Roof

Most Miami residents are familiar with the sight of a roof that's been torn off in preparation for shingles, tile, metal . . . thousands of round metal "tin caps" are nailed to black felt paper in a pattern prescribed by Code. This is done "by eye". There is no measuring involved.  The tin-caps appeared to be perfectly spaced as my boss and I approached one such home . . . they were perfect.  Someone had snapped chalk lines on the entire roof to lay out the caps. The combination of all those chalk lines and perfectly placed caps was . . . well – beautiful!

We went up to see the one bundle of shingles that had been installed. They were as much a mess as the tin caps were perfect. My boss burst out laughing, no longer able to contain himself. The owner was not amused and told us the roofers were from California. He asked them to please go back to California after watching them lay shingles for five minutes.

Roofing is regional. Methods and systems differ from state to state. It's important to hire local roofing contractors given the Florida Building Code for High Velocity Hurricane Zones is one of the most stringent in the world.

"Please Tell Me You Haven't Paid Them"

From the ground the new cedar shakes on this home in Coconut Grove looked pretty good. That all changed once on the roof. We were called because there were leaks in the three small flat roofs incorporated into this big, steep, detailed system. This was of great concern because WE had re-roofed all three flats before the shakes were installed.   WE would have installed the shakes had our bid not been too high, according to the General Contractor. He said they would do the shakes "in house".

A sixty-second inspection revealed that the flat roofs were leaking because the installers started the first course too low.  They drove nails through the bottom of the shakes and into the flat - not good. Around that time the homeowner beckoned us to come down and have a word . . . great.

She asked us in and pointed up. There was the most beautiful open-beam, stained and urethaned, Dade County Pine tongue and groove cathedral ceiling I'd ever seen. Except for the hundreds of nails protruding through it, that is. "Have you paid them?" my boss asked. "No", she said. "DON'T!" we said. Fixing the GC's mistakes on the flat roofs without comment to the owner would've been only right but there was no cover for this. "Call your lawyer. This whole ceiling is ruined", fumed my boss. Then she motioned toward a door and said, "The master bedroom is vaulted, too. . ."

Competent Miami roofers check each home for exposed ceilings during the estimate and, when present, take note and make the necessary adjustments. So, how do you find competent roofers?

Just Follow the Bull

The nice lady said, "Please come in, the leak is up here" and began ascending the stairs of her 2-story townhouse. Directions were hardly necessary as there was a trail of roof cement across the plush white carpet of the living room. It continued up the plush white carpet on the stairs and down the plush white carpet hallway which led to the master bedroom. This guy had big feet. . . . In the center of the bedroom's plush white carpet was a huge circular pattern of "bull", slang for roof cement.  Literally half the plaster ceiling was missing above the Circle of Bull. The nice lady explained that the man now known only as "He" had torn out the ceiling to access the "repair area". The repair area was the underside of the roof's wood decking which was now slathered with bull.

From the "circle of bull" extended another trail to french doors which opened onto a balcony where "He" put his ladder in order to execute the second phase of his two-pronged approach. This consisted of a sheet of plywood laid across the concrete tile roof with bull packed around the edges to create a seal, of sorts.

The methods "He" employed were ridiculous on so many levels that to enumerate them and delve into the details of proper tile roof repair would risk losing the reader. We replaced the nice lady's roof, which turned out to be beyond repair, and did it without ever setting foot on her plush white carpet.

These stories are not a scare tactic but a reminder that as in any profession, some Miami roofers are really just unscrupulous and/or incompetent individuals out there working on roofs. #### Tile Roof in Miami
This white Spanish-S concrete tile roof in South Miami looks great! The old roof was torn off down to the deck,  all rotten wood replaced and the deck re-nailed to Code. We dried in with 30 lb. felt, tin-capped it to Code and installed 16” 26 gauge galvanized valley metal and drip-edge flashing. As usual, we upgraded - free - the edge flashing to factory white. It costs us about $50 extra to provide this upgrade which gives the finished roof an immediate “pop” and spares the owner the chore of painting or hiring a painter.

Boral TileSeal tile roof underlayment was then installed according to Miami-Dade NOA specs which includes back-nailing 12"oc and rolling with a 120 lb. roller. We spend a little more on the underlayment compared to what is popularly used by other roofing companies in Miami and feel it is worth the expense – it is simply tougher.

Tile Roofs - It's All in the Details!

I suggested  Boral concrete barrel tile in white and the client agreed. The old roof was a 9” flat tile and I thought a high profile barrel tile would give the home a classic look as well as some more dimension, texture. The choice of a white tile should shock no one who has been paying attention as I will always recommend its superior reflectivity which enhances energy efficiency. A white tile will also extend the life of the underlayment and, as a neutral color, goes with almost any home's color scheme. I know, I know - what about cleaning that white tile roof, Mike? Nano cleaners are getting better all the time. Just Spray n' Forget, google it, but don't wait till the roof is filthy or you'll be spraying twice.

This house had gutters all the way around and we managed to save them without taking them down. We also removed what seemed like a ton of wet, decomposed leaves which was a real chore in itself.  All in all this concrete tile roof job was fairly straight-forward, other than the gutter rescue, and the customer was well pleased. He was especially happy with his choice of the white barrel tile. Funny, I thought that was my idea. Oh, well . . .

#### Tile Roof in Miami Springs
We just finished this concrete tile roof in Miami Springs and the color is no coincidence. If a homeowner is at all indecisive on color selection I may be so bold as to suggest, “How about white?” A white tile roof will cool off the interior, lessen the load on the AC system and cut the electric bill.
This is all great but the coolest advantage is the roof will last longer. The air between the tile and the roof deck will be cooler and therefore extend the life of the tile underlayment, the waterproofing component of the system.
We tore the old roof off, dried it in with 30 lb. felt and then spent a couple days on woodwork. The front porch was completely rotted out and the back porch was not a whole lot better. After primer and paint it looked sweet.

It is best to wait for the sun to cook that 30 lb. and tighten it up so it lays flat. This usually takes a few days and ensures that the tile underlayment lays nice and flat as well. If it is applied immediately after the 30 lb. the result will be “baggy” underlayment. This allows for movement and greater expansion and contraction of the material with temperature changes. This effect is known as Thermal Shock, the number one cause of roof material failure. White tile limits the temperature range under the tile and with tight tile underlayment the effects of Thermal Shock are reduced.

Per the manufacturer’s specs, after installing the self-adhered underlayment the roof must sit for 48 hours to allow for curing before loading tile on the roof. The roof tiles were delivered and installed, set in expanding polyurethane foam. There simply is no better method for roof tile installation.

The main point here for homeowners is to realize that a new tile roof takes time when done correctly. In Miami-Dade County, where four inspections and an engineer’s uplift test are required, it takes an average of 3 weeks depending on weather and other variables. If a roofer says he can do a tile roof in Miami Springs in a week ask him, “Why the rush?”

#### Tile Roof Repair - Miami
This clay tile roof repair in Miami wasn't a big job but was labor intensive – a whole lot of work in a small space. This was a great training exercise for a couple of our newer roofers just learning repairs.

 

At this tile roof repair in Miami the bottom of the valley was so rotted that by the time all the bad wood was removed there wasn’t much left. Two trusses were repaired along with some decking, fascia and soffit.

The entire repair area was then covered with 30 lb. felt and tin-capped to Code. Next, 3” x 3” galvanized drip-edge flashings were nailed every 4 inches at the perimeter. Prior to the valley metal install Tarco PS200 self-adhering tile underlayment was installed from the bottom eave up through the valley area.

Tile Roof Repair Step by Step

Then 18” galv. valley metal was set in roof cement at the nail line and nailed down. Then all metal flashings are coated with fast-drying asphalt primer for good adhesion of the underlayment which was then installed over the entire area, leaving a 4” cut down the middle of the valley for the tile install.

Time to put the tile back - right? Wrong!! Time for inspection! Welcome to Miami-Dade County . . .  Inspectors want to see it before the tile is put back so we can't do the job in one day -
drives up prices.

Clay tile roof repair in progress - Miami, FL.

Having passed inspection we returned and put back the tile. These were 10 year old Altusa Clay roof tile – discontinued, hard to find and expensive. New Altusas cost about $1.25 each but Altusa doesn’t maintain a consistent profile from year to year, so they won’t fit. You’ve got to take a sample from the job and shop the tile salvage yards and when you find them, they're $4.00 each! So, we install the tile with Tile Bond adhesive, mortar the valley and trim and and this tile roof repair in Miami is done, right? No!! Time for Final Inspection . . .

#### Tile Roofs In Miami - Concrete or Clay?
 For tile roofs in Miami which is better – concrete or clay? Roofers prefer concrete and I’ll tell you why. We just did two replacements, one in Miami Springs and the other in Coral Gables, that help make the case.

 When considering options for tile roofs in Miami there are three variables to consider– color, profile and “concrete or clay?” Follow our posts for a while and you’ll see a preference for white.
Shingles, tile, metal - it doesn’t matter - white is best for underlayment durability, reflectivity and energy efficiency. They do make painted white clay tiles but that's just . . . weird . . .
Most clay tiles are a shade of terra cotta but that’s not the big issue with them.

Concrete Roof Tiles Are Stronger

The strength of concrete roof tiles is the #1 consideration which leads to its preference over clay. No need to study testing reports to know which are stronger having walked on thousands of each. We are comparing common, mainstream products used on residential roofing systems in South Florida. There are some clay tiles, Ludovici for one, which are comparable to concrete in strength but as I said, I am talking about mainstream products – Ludovici is expensive. You may have read that, pound-for-pound, clay tile is just as strong as concrete, if not stronger. That may be true, the problem is clay tiles are thinner and that is the main reason for their overall tendency to break. To put it to rest, I have been called many times by distraught homeowners who have had their clay tile roofs badly damaged after exterminators tented the home. I have never gotten such a call from someone with a concrete tile roof.

 Tile Roof Profiles

Concrete Spanish-S and especially double-S are stronger than clay Spanish S or flat concrete tiles. It’s all about the strength of the arch. So, it’s official. Roofer Mike likes white concrete tiles with a Spanish-S or double-S profile. I do, but that’s looking at it strictly from a roofer’s perspective in consideration of roof integrity. To me these benefits trump aesthetics and I'm not shy about bringing them to a client’s attention if they're not sure about their selection.

I know, I know – those white tiles get dirty but the nano cleaners on the market are getting better all the time – just Spray and Forget (google that), no pressure-wash involved. To go off-topic a little, the dark flat tiles that are so popular right now look good, I must admit, but go against all other roofing principles concerning strength and energy efficiency. That said, if you insist, we have done some dark flat concrete tile roofs.

… Yes, We Do Clay Tile Roofs

While it is OK to be bold enough to suggest, you must respect a client’s preferences. In keeping with that general philosophy, we put the information out there and let the customer decide.  Some people just  haaate white tiles ... and some love clay. Given that tile roofs in Miami are very attractive systems, I must respect a person’s decision if they put aesthetics first, as one of these customers did.

One last thing – the point here is that you can have the strength of concrete and still get that classic clay tile look. As noted, one customer went with a Spanish-S clay tile and another chose concrete Spanish-S, also terra cotta. The photos are not captioned here. Can you tell which is which? Clay Tile Roof in Coral Gables

Ask ten roofers about tile roofs in Miami, "Who makes the best tile?" You may get ten different answers as they will consider many criteria including strength, price, aesthetics, warranties and technical considerations such as water absorption rates. Residents may find their most useful resource is all around them. When choosing tile South Florida serves as the perfect sampler where every style imaginable is represented. Tile roofs are extremely durable, giving homeowners piece of mind knowing it will not rot, has a Class A fire rating and stands up to the area's salty air and blazing sun.

HISTORY Of TILE ROOFS

Tile roofing originated in China over 10,000 years ago and appeared in the Middle East soon after. Roof tiles in the U.S. can be traced to European immigrants, primarily the Dutch of the Northeast in the mid-1650s and Spanish missionaries of California in the early 1700s. Evidence of them has been found in the settlements of Jamestown, Virginia and St. Augustine, Florida.

The invention of concrete roof tiles is attributed to Adolph Kroher in mid-nineteenth century Bavaria. Production by hand prevailed on a small scale well into the 1900s and became available in the U.S. around the turn of the century. However, they didn't become popular until decades later as production methods improved.

Viscaya

Clay tile roofs in Miami began at Viscaya, John Deering's winter home built on Biscayne Bay in 1916. His brother Charles then built The Stone House in 1920 on the Deering Estate at Cutler. Also in 1920 developer George Merrick began his creation of an "old world" city. All of these men utilized salvaged Cuban clay tile. Merrick went to Cuba to buy as much as he could and discovered they were hundreds of years old, having originally come from Spain as ship ballast. Knowing this, Merrick went to Spain and salvaged the ruins of estates and monasteries there. The signature look of pan & cap clay tile roofs in Coral Gables and Miami was here to stay.

During the forties and fifties two types of concrete tile roofs became very popular - 9" flat and pan & cap barrel. Both were available in many colors including a popular Spanish Red but white became the dominant choice and was considered more contemporary, fitting the Art Deco style. Many of those old barrel tile roofs are still in service today because they were mortared together, piece by piece, allowing very little water to penetrate to the underlayment. Unfortunately, concrete absorbs water so, when it rains for prolonged periods, the tile becomes saturated and "leaks" from underneath. As years went by people started painting them and, in effect, waterproofed their roof.

The Stone House

This brings us back to the reason Historic Cuban Tile Roofs last so long - they were also installed using the pan and cap method and, being of such high quality, absorb almost no water. These classic pan and cap, concrete and clay barrel tile roofs had one draw-back. The system, with its overlapping pieces and large amounts of mortar, was expensive and considered high end.

TODAY'S TILE ROOFS

In 1961 the first high pressure, extruded, interlocking concrete roof tile machine was operational in Freemont, Cal. This signaled the rise of concrete tile as a major player in the American market. Extrusion methods were adapted to clay and soon there was a parade of new manufacturers making a tile roof much more affordable for the average homeowner.

Today concrete and clay tiles are immensely popular in the southwest, California, and the southeast including, of course, South Florida. Energy efficiency, longer life cycle, and aesthetic appeal has made tile roofing the dominant choice for homeowners looking for an upgrade over asphalt shingles. Clay tile is manufactured in Spanish S, barrel, and flat profiles. Spanish S, which emulates the pan-and-cap style with larger and fewer tiles, has long been the popular choice in South Florida. Concrete tiles are available in high profile S-tiles; medium profile double-S; and flat.

Clay tiles are available in colors ranging from terra cotta to peach, brown, even pink and are sometimes fired with a manganese solution to create a scorch on the surface. This style is sometimes referred to as fume' and is very popular in South Florida. They also can be colored using "slip" - a thin, runny clay. A more expensive way to color clay tile is glazing whereby any color is possible.

In the past, it was easier to make concrete tiles from grey cement and paint the top surface with slurry, a loose mixture of colored cement. Concrete tiles could also be colored with iron oxides in the mix but was expensive due to manufacturers' struggle to perfect the process. Today's machinery accurately controls quality and ensures consistency. Slurry and color-through are priced almost the same now as the industry converts to color-though as their main product.

Roof Tile Installation Methods

Slope, deck type, climate, local codes and manufacturer's specs all help determine the installation method to be used. Common methods throughout the US include lug-hung, mortar-set, nail-on, screws, clips, adhesives and polyurethane foam. Nails are the least expensive and most widely used installation system but are not recommended in South Florida. Very popular among builders of sub-divisions in west Miami-Dade and Broward in the 90s, nail-on systems caused numerous leaks as the method is prone to human error and simply incompatible with roofing in a sub-tropical climate.

The mortar-set system had predominated since Viscaya until Hurricane Andrew exposed its inadequacies in 1992. Mortar-set is a fine system if the underlayment and tile are kept wet and if the mortar is consistently mixed to correct ratios - clearly too many "ifs".

Chemical companies quickly developed an almost fool-proof polyurethane foam adhesive system which only requires that the underlayment and tile be clean and dry. Poly-foam is much faster, lighter and provides excellent adhesion of the tiles to the underlayment.

Roof Underlayment

Underlayment is applied to the deck prior to setting tile and is the primary water-proofing component. South Florida homes are generally designed with relatively low slope for wind resistance and this allows water to filter through to the underlayment, requiring a robust system.

Asphalt saturated felts have been the most common underlayments for over a century. Roofers commonly refer to them as 15 lb, 30 lb and 90 lb which reflect a pound per square standard. 30 lb is adequate in other parts of the US but here it is just the first step. For several decades the 30-90 hot-mopped system dominated as the preferred underlayment of Miami roofers. It entails fastening 30 lb. felt to the deck then hot-mopping a layer of 90 lb. mineral surfaced roll roofing, creating a tough waterproof membrane. The problem with the 30-90 system is its susceptibility to the high temperatures generated between the tile and deck. Over the course of approximately 20 years the effects of thermal shock, constant expansion and contraction due to temperature changes, causes cracks and splits in the membrane.

Lately the trend is shifting toward self-adhered synthetic underlayment. This new generation of products is characterized as light-weight for ease of installation, highly resistant to tearing and high temperatures, very flexible and more durable than the 30-90 hot-mop method.

Concrete vs Clay
Concrete and clay roofing tiles are the two most common options available and the debate over which is better continues after almost 100 years. Each has benefits and considerations that can factor into choosing a particular tile.

Clay tiles are more expensive than concrete which are easier to manufacture and install. Clay tiles can last for many decades and maintain their waterproofing capability. Their density gives them an almost zero water absorption rate which allows them to stay algae-free longer than concrete tile but also makes them susceptible to breakage from projectiles during storms, falling tree limbs, or people walking on them incorrectly. Fumigators are notorious for damaging clay tile roofs while tenting.

Concrete or Clay?

Concrete tiles are stronger and last 30 to 60 years depending on local conditions and level of maintenance. After a few years or so the factory finish on a color-through or slurry coat tile will wear off and develop algae growth. This is when most people pressure-wash the roof which strips a color-through tile, increasing its water absorption rate due to concrete's porosity. During lengthy storms a stripped tile will become 100% saturated and drip water from its underside. Pressure-washing slurry coat tile will remove some of the finish, which is essentially paint, each time and several cleanings may expose the base concrete. Proper maintenance involving the right cleaning and sealing products applied by a qualified roofing professional will greatly extend the life of the finish and maintain water-shedding performance.

The aesthetic appeal of clay tile is primarily why many homes feature this style. In areas like Miami with homes featuring Spanish and Mediterranean architecture you will see a large percentage with clay tiles. The look of terracotta is worth the downsides for many homeowners. Concrete roof tile, however, is available in several different colors and styles including some convincing versions which mimic clay Spanish S. Standing in a South Florida neighborhood, one may be surprised to find that while they thought all the homes had clay tile, many are actually made of concrete.

 An Excellent Choice
A perceived downside of tile roofing is its steeper upfront costs but when spread out over a properly installed roof's lifespan, tile roofs are quite economical. Yes, tile roofs cost almost twice as much as fiberglass shingles - and they can last at least twice as long.

Installations and repairs are best left to professionals with local experience working with tile. Humans are usually a tile roof's greatest enemy because people are the perpetrators of bad installations and improper maintenance besides not knowing how to walk on them. Miami roofers will tell you the best thing for your tile roof is to stay off it.

Properly installed and maintained tile roofs are attractive, energy efficient and relatively economical roofing systems that offer homeowners decades of protection and value.

Dimensional shingle roof in Miami with ridge vents

This GAF Timberline HD dimensional shingle roof in Miami Springs turned out well and it was not without its challenges. This split-level home was originally covered with a 9” flat concrete tile roof. We replaced and painted the fascia all around so, logistically, it was just a lot of work. Most roofers in Miami use spruce for fascia repairs because it is cheap, easy to cut and easy to nail. We don't like it because it's soft and termites love it.  The good folks at Shell Lumber have red cedar at a very good price and that is our lumber of choice for fascia board replacements. Insects in general don't like cedar and it is also water resistant.

Chimney Repair and Cricket

We ripped two layers of the old wall flashings out from around the chimney and started from scratch. Note the “cricket” installation which is mandatory by code for chimneys over thirty inches wide. The "cricket" allows water to more easily flow around the chimney.  I flashed this one myself because, well,  I am “The Chimney Whisperer”.  I installed all new 5"x 7" galvanized metal wall flashings and coated them with an asphalt primer for better adhesion to the underlayment. The stucco-stop was back-sealed with Vulchem, fastened to the wall with 11/4" drive pins and finished with two coats of stucco. We completely rebuild the chimney flashings on all of our roof replacements.

White Shingle Roof With Ventilation - Smart

All in all, another good job with some nice metal work. Again, I managed to convince the client to go with white shingles which, along with the Lomanco LOR-30 ridge vents, ensured that they were not losing out on energy efficiency after switching from tile to a shingle roof. The home already had a continuous soffit vent for a sufficient intake component. The ridge vents provided a perfect outflow, (hot air rises!), to complete the ventilation system.

#### Understanding Windstorm Mitigation Law
The Windstorm Mitigation Law was enacted in '07 after landfalls of so many hurricanes caused significant damage. The Florida Building Commission adopted several amendments.

Windstorm Mitigation Amendments to  Florida Building Code

    

    Any re-roofs on single family homes that were built prior to the amended law require a secondary water barrier.
    The existing roof decking must be re-nailed per specified spacing if it does not already comply with the Florida Building Code.
    In wind-born debris locations, the intersection of the roof framing and wall must be strengthened so it is the same as the uplift capacities.

Homes built prior to 2002 with an insured value of $300,000 or more and located in a High Velocity Hurricane Zone  (HVHZ) must have mandatory roof-to-wall connection upgrades made when the roof is replaced. All  of Florida is now considered to be in the HVHZ.

Retrofit roof-to-wall connections must be designed by an engineer and require a general contractor to do the work with their own permit. The members of the Building Commission, aware that the retrofit could potentially cost more than the benefit, have adopted the rule that the retrofit cannot exceed 15% of the cost of the total roof replacement. Roof-to-wall connections will not be insisted upon unless both the evaluation and installation can be completed for a cost that is lower than 15 percent.The mitigation of damage to buildings and the threat to life posed by the direct destructive effects of hurricanes in the state of Florida constitutes a valid reason for the Florida Building Code to stipulate roof-to-wall retrofits, as applicable. These windstorm loss mitigation measures are considered to be of critical importance by the Florida Building Commission because of the severe issues facing the state of Florida due to windstorm damage and its effect on insurance rates.

A Little Advice From Roofer Mike

Check with your insurance company regarding available  discounts or refunds  when your home has been retrofitted. Upon discussing the potential premium discounts homeowners should be aware that there are only three ways, at most, to approach the project.
1) From inside the building which is out of the question unless you are gutting the interior as part of a renovation
2) From the outside by tearing into the soffit from underneath -- also very labor intensive
3) From on top by removing the roof and wood decking to access the rafters where they sit on the wall. This is usually the recommended method but really only makes fiscal sense when replacing the roof.

Even then it is an expensive project with the cost of the GC and engineering on top of the price of the roof. The homeowner must decide if retrofits are worth the benefit. Starting with an inspection to determine the nature of the existing connections is advisable.

Summary of Windstorm Mitigation Requirements

When a Roof is Replaced

     Roof deck attachments and fasteners must be strengthened or corrected and a secondary water barrier must be installed - regardless of house value.
    Roof to wall connections must be enhanced up to 15% additional cost of the re-roofing cost - when the house value is $300,000 or more.

When ANY Building Permit is Applied for On or After July 1, 2008

Opening protections (doors, windows and skylights) complying with the building code must be installed – when the house value is $750,000 or more and $50,000 or more work is being done.

.Windstorm Mitigation and Insurance Premium Discounts

Windstorm mitigation means making your home more resistant to being damaged by high wind speeds caused by hurricanes and tropical storms. In addition to protecting you, your family, your possessions and your home, some of the things you do may lead to reductions in insurance premiums that you pay for the hurricane/wind coverage in your homeowner’s insurance policy. Note that the discount does not apply to the portion of the premium you pay for coverage of all the other perils, such as fire and theft, which are covered under your policy.

Insurance Company Requirements & Rule 690-170.017

Florida law requires all residential property insurance companies to provide hurricane insurance premium discounts for certain fixtures and construction techniques, which have been demonstrated to reduce windstorm losses, including discounts for houses that meet minimum provisions of the Florida Building Code. Houses built after 1994 in Miami-Dade or Broward Counties and houses built after 2002 in the rest of the state have many wind resistive construction features and will likely qualify for credits. The Florida Office of Insurance Regulation adopted specific percentages to be used for reducing the premium when a house meets specific standards. Insurance companies may use different percentages only if they can show by use of studies that different percentages are reasonable.

The Office of Insurance Regulation adopted the discounts in Rule 69O-170.017. The Rule also requires insurers to send a Notice of Premium Discounts for Hurricane Loss Mitigation, which contains a list of discounts with exact dollar savings, to all new and renewed policyholders. To qualify for a hurricane premium discount, consumers have to submit a completed Uniform Mitigation Verification Inspection Form. The form must be accepted by all licensed residential property insurance companies in Florida. Consumers can contract with a licensed inspector to examine their home and complete the official form.

This guide is intended to help consumers decide how to protect their homes against the winds and rains of hurricanes. It is also intended to help consumers decide which protection measures are the most important and therefore which measures should be implemented first. While some mitigation retrofits or protective measures can be done by the homeowner, most require the expertise of a handyman or contractor. This guide will help consumers address the need for professional assistance. The guide provides the homeowner with ideas as well as providing people familiar with construction or in the construction business with the technical help they may need to protect your home.

Many residents don't give their South Florida roof much thought until they see those telltale stains on the ceiling. Roof Warranties

Roof warranties offered by manufacturers only cover materials. Manufacturers' warranties are actually sales tools. Like car batteries or tire warranties, they are overstated to stimulate sales. Limited Lifetime Warranty shingles that usually last 20-25 years are a good example. The manufacturer wants you to file a claim. They then pro-rate the value and apply a modest deduction towards the cost of a new roof – with their shingles! A manufacturer's warranty is a good idea in the rare case of defective materials but, the more important warranty for homeowners is from their contractor.
