Metal Roofs

For decades, metal roofs were considered very expensive and were only common in commercial roofing and areas like Coconut Grove and the Keys. In recent years local fabrication shops have had Englert systems approved by Miami-Dade County. This has shortened the supply chain and lowered the cost of galvalume metal roofs to compete favorably with tile. RMI is in tune with the evolving metal roofing industry in South Florida and offers top quality installations and warranties.

Tile Roofs

Concrete and clay tile roofs have been a mainstay of the local landscape for 100 years. Tile selection is largely a matter of personal preference but there are performance features to consider.  We are up to date on all the technical nuances of tile roof  systems.
Underlayment selection is important as it is the waterproofing component of the roof. We recommend modified bitumen, polyester mat reinforced tile underlayment for its superior durability rather than asphalt based fibered materials, which is old technology.

FLAT ROOFS

Flat roofs are the most challenging roof replacements from a technical standpoint. Metal, tile and shingles are comparatively straightforward with the focus being on the installation according to manufacturer’s specs and the code. With flat roofs we get into the world of design. There are dozens of systems available and multiple variables. Compatibility to adjoining systems, insulation options, durability and drainage issues as well as budget are all considered in flat roof design specifications.

South Florida has gravitated towards two similar systems. RMI offers GAF Ruberoid APP/SBS modified bitumen and fiberglass cap sheet built-up roofs (BUR) depending on drainage, ponding conditions and other factors. Both of these systems feature a top layer with a white granulated surface.
Because of that white granulated surface many roofers sell these systems as maintenance-free. They are not. In fact, neglected flat roofs have a predictably short life cycle. We recommend a quality roof coating on any low-slope system as soon as possible. You’ll be very glad you did later on.
